Pennsylvannia Factory Tour:
See a Manufactured Home Being Built.
There are 2 types of factory-built homes: Modular Homes and Manufactured Homes. Champion Home Builders of
Claysburg, PA builds both.
Click here to see photos of homes being constructed in this factory.
What Are Modular Homes?
- Modular homes are built in sections at a factory.
- Pennsylvania Modular homes are built to conform to all state, local or regional building codes at their destinations.
- Sections are transported to the building site on truck beds, then joined together by local contractors.
- Local building inspectors check to make sure a modular home's structure meets requirements and that all finish work is done properly.
What Are Manufactured Homes?
- Manufactured homes used to be called mobile homes or trailers, but now have many more style options than in the past.
- Manufactured houses are built in a factory.
- They conform to a the HUD code, a Federal building code, rather than to state, local or regional building codes where they will be placed.
- Manufactured homes are built on a non-removable steel chassis.
- Sections are transported to the building site on their own wheels.
- Multi-part manufactured units are joined at their destination.
- Segments are not always placed on a permanent foundation.
- Building inspectors check the work done locally (electric hook up, etc.) but are not required to approve the structure.

The process starts with a custom fabricated
steel frame. |
 |
The flooring system is also being assembled
using construction adhesive and heat-set nails on a jig to assure squareness. |
 |
The frame is then attached to the flooring
system and fitted with heating ducts and insulation. The entire assembly is
then flipped over before moving to the next station. |
 |
The interior assembly begins by laying
linoleum where needed and installing the various components that are
prepared at stations throughout the factory. |
 |
The interior walls are constructed using
jigs and then set in place to create the home's rooms. |
 |
With all major interior work complete, the
exterior walls are moved into position and securely fastened. Roughing in of
the wiring and plumbing is then completed. |
 |
While work continues, the roof system is
assembled using a compound jig that ensures a solid and weather-tight
surface. |
 |
With roughing in complete, insulation has
been installed in the walls. The roof assembly is then lowered into place
over the ceiling panels. |
 |
With the ceiling panels securely fastened
to the roof, the entire assembly is tied into the side walls. The roof is
then insulated and toped with sheeting. |
 |
As work continues to progress on the roof,
carpenters work below installing windows, door and weather barriers . |
 |
The exterior is then finished off with high
quality vinyl siding. Trim work and Soffit and Fascia application is also
finished off as the home reaches the final leg of its journey. |
 |
With the roof system closed up, workers
quickly apply tar paper and fiberglass shingles that are color coordinated
with the home's siding. |
 |
Finish carpenters work diligently to put
the final touches to cabinets, counters and other interior details. |
 |
Before installing trim, unfinished drywall
panels are given a smooth finish by an expert plasterer. |
 |
After a layer of padding, wall-to-wall
carpeting is stretched and secured with tack strips at the walls. |
 |
The last step is finishing the details that
give the home its charm. |
 |
To ensure a safe, comfortable and quality
home it undergoes a close inspection. All electrical, plumbing and
construction problems are identified and corrected before the home gets the
final seal from the government. |
