What is manufactured housing?
A manufactured home is a home
built by off-site construction methods, usually in a factory. All manufactured
homes are built to the same federal building code. This code is written and
enforced by HUD (Housing and Urban Development). The building code gives us the
term HUD code home. HUD inspectors are responsible for approving all home
designs and to inspect the manufacturing facilities for building code
compliance.
Are
manufactured homes safe?
Yes. For example, the HUD building code requires that
smoke detectors, escape windows, and non- combustible materials surround the
furnace and kitchen range. HUD also has strict requirements concerning how much
wind a manufactured home can withstand. In coastal areas, a manufactured home
must withstand a wind gust of 110 mph.
What is a Modular Home?
Modular
homes, like manufactured homes, are built in sections at a factory. Modular
homes are built to conform to a State building code. That is why they are
called a State Coded Modular. Unlike manufactured homes that are built on a
frame that is a part to the home, sections of the modular home are built and
transported to the building site on removable carriers.
Does Riverview sell modular homes?
Yes, we
have over 20 modular homes on display. Two-story, Multiple Units, Capes and Ranch
models.
Do
I Need An Appointment To View Your Models?
No, unlike many of our
competitors our display models are decorated, furnished, unlocked, priced and
ready for your inspection. Stop in any day during normal business hours and
have a look around.
Is
Riverview Homes’ pricing competitive?
Yes, we are very proud of our pricing. So much so that we
post the selling price in the window of every home. Always have, always will!!
Will Riverview Homes take our present mobile home in on trade?
Yes, Riverview Homes allows
"real dollar" trade allowances on any trade-in. Riverview’s home prices are
clearly posted in every home displayed. There are never two prices, one for
"cash" deals and another, that is higher, for "trade-in" deals. Why pay more
just because you have a trade-in? Unlike many dealers, Riverview will even take
a trade in on drastically reduced stock models. At Riverview Homes, you'll never
hear the phrase, "Sorry no trade in at these prices."
What about service, who will service my new home?
Riverview Homes' factory
authorized service department is larger than most of our competitors combined!
We have factory authorized set-up crews, drivers and service repair people to
handle all of your service needs. At Riverview Homes, we are very proud of our
service department.
What about the installation of my new home?
Riverview Homes understands the
importance of proper installation. Each Riverview installation foreman is a
State certified manufactured home installer. Additionally each Riverview set is
inspected by a 3rd party certified manufactured home installer to
make sure your new home meets all the requirements of the State of PA and the
manufacturer.
Will you provide references?
Yes, we can provide references from Customers, Banks and
Manufacturers.
How
long has Riverview Homes been in business?
Riverview Homes was founded in
1969 by Jack Rehak and Sam Fanelli. The company is still being run by the Rehak
and Fanelli families.
Does Riverview Homes use sub-contractors or is the work performed by paid
employees?
Most jobs are
done by our factory trained and certified crews, but Riverview Homes does use
sub-contractors for some jobs. Riverview Homes will use trained experts for
jobs like drywall finishing, pier installation, utility hook-ups and skirting
installation, but 90% of all Riverview Homes contracted work done on your home,
will be done by a Riverview Homes employee. Additionally, all work is 3rd
party inspected to make sure your Riverview Home is properly and professionally
installed.
Is
it hard to get a manufactured home financed?
Riverview Homes
is proud to be an approved builder with some of the largest home finance
companies in the industry, both national and local lending institutions. These
lending institutions all have departments that finance manufactured and modular
homes. These institutions combined to finance millions of dollars of homes each
year.
Will my manufactured home depreciate?
With all the improvements that
have taken place in the manufactured home industry the simple truth to this
question is that the value of a manufactured home will appreciate or depreciate
with all the other surrounding housing in your local area. Economic conditions
and the over all condition of the home have more to do with the value of the
property than if the home is site built or factory built.
What is included in Riverview Homes' listed price?
All the prices listed in every
home and every ad include the home as shown on display, all the appliances in
the home, delivery to your prepared site, blocking and leveling or set on your
prepared foundation and the 1- year manufacturer's warranty. We also include all
site inspections and necessary basement or pier prints. Typically, furniture is
not included, but carpet and draperies are. As always at Riverview Homes, all
prices are clearly posted in each home. Never any taxes, fees or set-up charges
to add.
Do
manufactured homes come in many different floor plans?
Yes, there are virtually
hundreds of different sizes and floor plans available to the home buyer. Each
manufacturer has its own floor plan list.
Can
we order a manufactured home with the options that we want?
Yes, all homes on display
can be ordered from the factory. Each factory has many options. These items can
be added, as the factory allows, into any home that they build. As well as the
many options available, the total decor of an ordered home can also be changed. |
